+ How do I rent a property from you?

If you view a property that you would like to rent the next step is to complete a Tenant Application Form and return it to us as soon as possible. We will be in contact with you after we receive the application form to let you know if we’d like to progress your application.

+ How do I arrange a time to view a property?

Contact us to find out the pre-arranged viewing time for the property you’re interested in. If you can’t make this time let us know and we'll see if a convenient time can be arranged, or leave a message if you get the answer phone. We try and limit the number of viewings at a property as a courtesy to the current tenant, if you can make the pre-arranged time it would be much appreciated.

+ What happens if I can’t complete the application form fully?

The questions we ask in the application form provide us with important information to determine if you meet the our requirements. If you don’t complete the form fully, chances are you will not be a successful applicant as priority will be given to people who complete the form.

+ Do you charge a letting fee?

No we don’t charge a letting fee for any of our flats or houses. All you pay is the bond and any rent in advance.

+ Will you carry out a credit check on me?

Yes, we do credit checks on all tenant applicants using a reputable credit checking agency.

+ How much bond do I pay?

We usually ask for 4 weeks rent as bond, but this can vary dependent on the specific property. All bonds are lodged with Tenancy Services Bond Centre.

+ Can I be the only person on the tenancy agreement and have flatmates?

We require all tenants that are over the age of 18 to be on the tenancy agreement. This protects you as it means that everyone living in the home is liable for any rent, bond or damages.

+ Do you allow pets?

This is dependant on the specific property but it would be unusual for dogs to be allowed. In some properties we will allow cats or other small animals. You need to ask us what pets are allowed at the property your interested in renting.

+ Do you have any other properties available that I could rent?

If the property you’re looking at is not suitable you can go to the for rent page where you’ll find a list of all the properties we have for rent. You can also subscribe to our email list.

+ How do we agree on the condition of the property when I rent it?

When you rent a property from us we meet on the first day of your tenancy to complete a condition report. We both sign this report to say that we agree on the condition of the flat or house. We also take photos at the beginning of all tenancies to avoid disagreement if there is any damage.

+ Can I pay my rent in cash?

We require all rent to be paid by automatic payment. The automatic payment will include your tenant ID number so that we know the rent received.

+ Why should I choose you over other property managers?

We aim to provide tenants with a professional property management service, from the first time you view a property until you receive your landlord reference from us when you have finished your tenancy. For more information go to the what we do page.

+ How much will it cost me to move in to a property?

We do not charge a letting fee, however you need to pay bond and rent before we hand the keys to you.

+ How quickly will you respond to maintenance?

This depends on what the problem is as there are some maintenance items that are more urgent than others and they need to be prioritised. We have developed service standards so you know how long it will take us to action maintenance items.

+ When can I contact you?

Our office hours are Monday to Friday 9am-6pm, you can contact us to discuss anything during this time. You can contact us outside of office hours on our mobile for emergency maintenance items.

+ What happens if I decline a property after processing of my application has begun?

The time and effort that we expend checking your references, undertaking credit checks and confirming your income are paid via a commission we receive on the rent we obtain for the landlord. Hence if we undertake this work but then you withdraw from the property we are out of pocket and you will be charged a processing fee. If you take the property as agreed, these is no fee payable.
